I have tried to sell FSBO and have never done it ... even in the Uber hot Silicon valley.. what I find happens is the buyers know its a FSBO and they expect you to right away discount the price by a normal real estate commission.

I'll cite the case for Class-C&D properties of low cost with very good rents - - if the investor can tolerate all the drama and maintenance that come with.In Silicon Valley, the opposite is true; extremely high value properties with high rents but low ROI or CoC.
