I have aging parents so my goal of moving someplace warmer have been shelved for snow bird season travel a few months a year.

Make sure if you see anything that is a tenant repair (light bulbs, holes in back of door knobs, light or outlet covers missing, missing shelving in refrigerators, etc,) you send a written letter to the tenant and also the section 8 case manager detailing what the tenant is responsible to do within 30 days of compliance.

The entire south end of the house was a library with floor to ceiling shelves.

And by move-in ready, they meant all appliances, washer/dryer, mini-blinds on all windows, shelving in all the closets, working garage door remotes, garbage disposal, etc.In my opinion, the extra $1500 it takes to get a house from where a typical rehabber would sell it to where it is absolutely complete is very, very much worth it.

Running up to the closing they will let the stock run down to next to nothing with bare shelves and such.

Without too much data to back this up, I'm guessing that they put more emphasis on the kitchen and baths so i try to make those areas stand out a bit.In second bedrooms I usually take out the clothes bar and get one of those rubbermaid wire closet solutions that brings in shelves and double the hanging space.

I've looked at a couple of houses here where the crawlspace was fairly large and had shelves arranged for storage.

Put them up on stilts and line the insides with 6" shelves.  

It is marketed as a 'study', with builtin shelves, desk and a french door opening to the master suite.
