Because I am a full-time college student and I work part-time I ask that the interested parties submit a rental application before I show the house, but many of them refuse to give a rental application unless they can see the house first.The criteria for what I look for in a rental application are as follows:Credit report: I look to see if they have had at least 90% or higher on-time paymentsBackground check: I look to see if they have ever been evictedJob and rental references: I look for a steady income and make sure they can afford it with what they make I also call their current landlord to make sure they have been a good tenant and confirm the information the tenant gave me.I currently have it listed at $1650/month with a 12-month lease.

If I update my photos and listing description do you still see the sale price as reasonable or no?

I would check your local facebook group or even craigslist to see the current demand first.

The tenant can say to the judge: "See, the landlord did not want it forwarded because the landlord did not want me to know that I owe the money"

@Keith CuddebackShould be able to see the recorded mortgage in public records and then do a little math/guessing to figure out aprx where they’re at.Otherwise, your buyer agent could call listing agent and ask.More than likely, it’s just going to come down to the price a seller is willing to sell for…and any educated seller wouldn’t sell for less than market value in this market.

Before that, it was crazy to see the difference in quality of the methods and reports from their studies.Who you hire to do a cost segregation study really can make a huge difference. 

Yes that is ok but first you should get a prequalification from each to see the terms they provide. 

To get a better idea of what your ideal build would cost, find a build you like on HAR and present that to a builder so they can see the pics (finishes/design etc) and with that particular square footage they can give you an idea of what it will cost.
