Would it be best to use bank financing for the first purchase or should i look into hard money(13%) then bank for the cash out refi.These are just example figures to make round numbers im looking at properties of less cost/value.Im trying to figure out the best way for me to acquire deals but not having to tie my money up restricting me to move on to the next

And the last property or two they name will be a fractional TIC or DST which they will use to dump any funds left over if they can't close on one of their preferred properties or to round out the exchange.You've got plenty of time to get the 1031 guidance you need and get busy shopping if you want to do it this year.

Also, some people have told me they pay the fee year round and some people told me they pay the fee when the property is rented and then pay the PM 1 month of rent when they find a new renter.
