Every submarket/micromarket is so unique, it's hard to know what your's can support when it comes to retail, and what it would be like to deal with those types of tenants, especially small business owners who may operate on a razor thin margin, like most food/coffee businesses do. 

It's a 20x return project DIY, especially if retailing up for sale. 

Once you have some items that look good, right Click on the photo and scroll down/select "Search Image on Google" (in Chrome browser) and it will find the photo from the retailer that Wayfair drop ships from.

Today, you'll pay retail for a property and, you'll have to finance it (If it is financeable) at today's rates.

Wayfair is not a retailer, they are a drop shipper who scrapes most furniture retailers on the internet. 

Not sure what lifespan on a faucet should be but I would use 15 years for a quality faucet (faucets that retail at over $150).  

Do you head to the big-box retailers, or do you have a soft spot for your local hardware store?

Then on the other end of the spectrum I'd say are the little "corner stores" you find on blocks in the inner city with a little retail space on the ground floor and a couple units upstairs. 

Similarly, retail might be near the residential area (but on high traffic roads), and light / heavy industry is far from the residential - but close to freeways and rail infrastructure.
