@Grant Schroeder, further to my comments on your other thread about this, I should remind you that the key ingredient for a successful BRRRR is to buy it at a significant discount on its as-is value. ie.

The BP calculator lets you save the results which is great, and I know you can set Reminders.  

To reiterate what Cole also reminded everyone: do not "over-rehab"!

It's always smart to remind yourself not to overleverage other people's money - definitely have to be aware of the risk in the case that a housing crash occurs. 

I remind my tenants that when they complain about roommate disagreements that they are all responsible for the entire contract amount and that they are the ones that are responsible for figuring out how to handle internal problems.It's been my experience that renting to roommates or students can go very well as long as the landlord is willing to clearly articulate what the duties of the tenant and of the landlord are.

Even with a prior BK on one spouse's credit, with the 10% down payment they already made to me, they should be able to get their own loan.Do any of you Lease-Optionors ever send reminders to your tenant-buyers reminding them of the expiration of their option, so as to light a fire under them to "get a move on"?

Using the term "public record" might remind them that their information is no secret, and therefore, you did nothing wrong/illegal/shady in getting that information.

My property manager has notified them that we will not be renewing the lease at the end of the month (last month) and the tenant has reminded her that she evicted him a few years back from another place.
