Another tool I use with tenants is to always say yes to requested improvements like the refrigerator followed with the rent will need to increase by $x to cover the costs of those improvements.

I have an addendum on the contracts that says my tenants are responsible for maintenance of certain things (replacing HVAC Filters every 2-3mos, Refrigerator water Filters, Light bulbs... especially Garbage disposals)... of course, I will supply the materials every year (bulbs, filter etc.)  

I typically will buy the package (refrigerator, stove, dishwasher and microwave).

On moving in the renter put in five work orders on everything from loose ceiling fans to old filter in the refrigerator and the dishwasher running all night loud and not.

They do all types of cleaning from walls and floors and cupboards to light fixtures, stoves and ovens and refrigerators. 

Although rare, suddenly you may find with no rental income from a non-paying tenant, then additional eviction expense, cleaning the place back up, a roof leak and maybe a refrigerator goes.
