I would suggest starting with what types of investments you would like to get into and goals.

To clarify, I didn’t invest in a “fund,” but rather purchased a note for a specific fix-and-flip project.

I am a current college student and gained interest in real estate as I am working on a project focused on finding ways to expand opportunities for real estate investors.

We are BRRRRing it and we’re originally going to rent traditionally, however we decided to look into it as an Airbnb, and when we put in current loan rates which will be near or at 7% when we are ready, we’d only cash flow about $150 a month 😱, but as an Airbnb our projections are around $1,300 cash in our pockets monthly. 💰 At this point is a no brainer 🧠 and we know if it doesn’t work out or we don’t like doing it we can always revert to a traditional rental. 

I'll let others chime in on their experiences, but from a motivational perspective, I think attending live events and getting the "conference high" is something that only happens through in-person connections and being in the same room with investors who are eagerly pursuing their real estate/financial goals. 

This was the strategy I used for my last BRRRR project.

However, given the price points in NYC, I am looking to southern CT so that I can start small for my first project.

You definitely need to have your ducks in a row using a HML to get the project done quickly, on schedule and on budget.

If your goal is to just payoff the hard money loan, and you plan on refinancing again in the next year or so, conventional will be less expensive.
