Has anyone done a 1031 into DSTs that can share their experience? 

With absolutely no prior experience investing in real estate, I'm getting to the point/age where retirement from corporate America is getting closer and closer, however I still have 2 kids to put through college over the next 2-6 years.

I would like to shadow anyone who is experience in this lane of investments.

I am looking for a firm that has experience appealing property taxes for residential homes in Detroit, Michigan.

Just be aware that there is an experience requirement for these, as well as reserves requirement (6 months PITI). 

Has anyone transitioned from a construction manager role with a large company to developing real estate on their own.What has that experience been like?

My most trusted and often used contractor who lives in the area, and is practically a friend is the emergency contact.   

Based on my research, the self-directed 401(k) seems like the better option, but I'd love to hear from those who have experience with this strategy.
