Being a shorter repayment schedule as well as higher interest, it looks like the HELOC would take a good bite out of one's cash flow, and that it is only a temporary solution, not a permanent one.

Refinance it from "foot in the door" financing to permanent financing once you improve it a bit and force the appreciation. 

Hello all,I work with a formerly-homeless population in a Supported Permanent Housing program.

There is a clause that basically says " any delays that are caused by the customer or any other contractor on the job resulting in loss of time or delays or damage will be billed as an additional cost to the customer at XXXX  $ per man hour plus materials .  

All fun to visit but not where I wanted to live permanently. 

The cigarettes permanently stained / penetrated literally everything.

This will eventually be recaptured when they sell so it's not a permanent deduction.

So my question is, am I able to buy a property in Orlando with the intent to move in within the year but be able to rent the property to another party for an approximate 6-9 month lease until I move in permanently? 

(E) Give the tenant the option to use incandescent bulbs as originally intended, or you will solve the problem permanently and go with option (D).Thoughts?
