We don't have stucco in my area, but basement cracks are common as well as cracks in bricks that make a zig zag pattern to the ground.I'm not sure how hard stucco is to patch, but for the right price, this wouldn't scare me too bad.

You could try using a shade cloth, pop out the fiberglass sections and weave the cloth between, or even just buy one large enough to cover the whole section. same concept as below, just on a wall.Or you could just build a privacy screen out of wood, pop out the fiberglass sections and replace with some form of wood pattern.

If you want smaller grout joints then go with "rectified" tile.As for modern...Tile size can do the trick.... 12x 24 on a 4" staggered running bond pattern.

Based on the fact pattern you gave, I personally would jump at the opportunity to get guaranteed rent (especially going into a recession), a multi-year renewal, low turnover, and annual rent increases even if I had to go through a little red tape.
