Exactly.....My personal opinion/observation is that the vacation rental craze is only in it's infancy.

a few observations: Evictions are not criminal.Criminal convictions can be deferred and not considered a conviction even though they did the crime.

I've posted a couple times here and lurked a lot more over the years and now that I've made the jump from potential real estate investor to actual real estate investor, I wanted to contribute some stories and observations back to the community.

PA is not a particularly bad state, but as far as growth prospects go I have much higher expectations for RTP, Charlotte, and other parts of the Carolinas.You could get a feel for ease of renting by looking at vacancy rates and by observing how long rentals stay on the market.

When observing the property from the outside and its surroundings, how would you evaluate it as a beginner with no construction or real estate experience?

I was just offering a possibility of what happened here.My observation the uninformed & misinformed was generic not personal, I don't know why you would take it as such. 

From a risk management point of view, do everything you legally can to check in on the daycare, observe the facilities, keep the outside of the premises clear of hazards, etc.
