That's why investor look at numerous properties and make calculated offers.

It means that if something is "added back" then it does not reduce the rental-income one reported; hence meaning more is applied as " rental income sources" towards bringing the DSCR numerator up...towards the 1.25x needed for loan approval odds.     

CA went through a deep dive after the loma Preita earthquake and the first War in the mid east and things got really bad.. they had 250 different properties  student housing senior  MHP ( land development that I ran) and of course apartments galore and they could not sustain and it all got liquidated and I found myself out of a job..

I don't think we will have a recession, but that's if things keep moving along smoothly.Risks of more war in Ukraine...we're basically out of ammo as is Russia. 

However, I'm somewhat concerned about managing numerous tenants, especially since I plan to rent by the room, which inevitably might lead to encountering a few challenging tenants.

War zone properties are another breed on their own, often local investors are suited for those.
