Most Buyers don't even know that there is a public access portal to search local listings.

Well, I heard about this tactic, and was so excited to try it out until I tried looking through Jackson County’s public records portal here in Kansas City.

First thoughts are finding a way for the tenants to use it for a fee, either rent the space monthly or create a space that can be rented on a per-use basis....or possibly rent to another non-tenant individual for office use of some kind. 

If you want to be completely self-sufficient, you're willing to build an Earthbag home or another building that can be earthquake proofed but can still be run without public utilities, you can spend a ton of money on a well and can have that well water processed to remove contaminated mine crap, you have a great off-road vehicle and you can figure out how to deal with the flooding without redirecting that water onto someone else's land then you can definitely live there.If it's an Investment you're after, give that up.

Consider off-market sales to avoid public listings and minimize tenant disruption, using discreet marketing or a wholesale strategy.

I assume in the winter months they would perform well, but in the spring/summer/fall (non ski months) how do they perform?

I cant tell you how many messes we have had to untangle from non-real estate-focused accountants.
