You cannot broker or assign other persons stocks or any securities without a license.You cannot broker or assign medication without a license.Certain professions require licenses and are regulated especially when it comes to high value assets and consumer protection laws.

I still don't see 10 years here.Flipping is an option as well, but do you have any skills that would help?

I don't mean to insult you, but I don't think you have the skills necessary to manage such a difficult situation from afar.

Getting the best price for the asset is one of the skills Realtors claim to have and to pass off their failure as "seller's greed" is one of the reasons Realtors have such a poor standing in our society today.

Andit's easy to see why: selling a 500k home to a family requires much less skill than than buying a good flip or rental property - for much less money and commission. 

Being an entrepreneur is primarily a role of knowing your strengths and recognizing your holes, then filling in people for those holes.Most all investment managers start with partnerships of two or three people that have complimentary skill sets, relationships, etc.  

If you don't have the skills and licensing to be your own contractor, it may make more sense to buy existing.BUILDING A TEAMThis is all about relationships and not transactional.

@Alan Asriants and I left out expenses like 10% for repairs at 5% for vacancies because I am so skilled at this I have never had a place vacate for less than one week because I keep them ship shape so it moves out.

I know of only two property managers with the skill in Las Vegas.
