Your PM should be making recommendations on updates you could make to get it rented, or recommending to lower the rent.

Just like bonds & stocks, different properties will have higher & lower risks.

Cheap houses in lower class neighborhoods will get you cash flow with a lot of headache.

HelloOver saturated STR in Ohio markets have caused many STR to drastically lower costs to as low as  $100 for entire bedroom home.My are higher and I'm not competitive with the lower cost Abnbs.I also feel hotel industry are mass building new hotels to compete with str. 

In that they will detail the scales they use, including at which level of renovation it's possible to get things "reset" so it is appraised as if it is a new built property.

If for no other reason the more predictable and lower maintenance costs are a huge benefit.  

As it relates to habitation exposures, it appears that there may be a leveling off in premiums, rates, and deductibles here recently, but there's so many different variables that it's really hard to make a blanket prediction for 2025 (or the future). 

This likely will result in a lower unit value than if value was derived from comps (especially seeing commercial MF values have fallen in recent times).Good luck
