You don't want to waste the few hundred before you have a closing in near sight, but once you do, I can't advise strongly enough against having many investments going at once in your personal name with all of your personal and business bank accounts, cars, homes, and all other personal and business assets subject to levy and seizure if something goes wrong at any one of those properties.

Levi, I would say you need to first learn if the owner-financed contracts have a Power of Sale clause in the mortgage or Deed of Trust.

Given the comps I researched, I believe it can be sold for around $200k-$220k.This is a deal where I can potentially pocket $12k+, but I am slightly discouraged on the fees that are associated to closing (my assumptions are 3% to buyer agent, 3% to seller agent, and 3% for excise tax, closing costs, and miscellaneous fees).
