Point being, perhaps the roof work could be considered just a repair, and you write it off, and ignore my options 1 and 3.3) For a commercial property that is a "trade or business", you can take a 179 deduction on the new roof.

We also will not accompany them to their bank safety deposit box so they can show us their gold (yes, I was recently asked to do so.)We verify employment by looking up the business phone number (ignoring any provided by applicant) and contacting HR or management to verify their employment AND home address (if not printed on paycheck).

I borrow against the Equity on my properties and then reinvest them.Furthermore, when you do it this way, you don't pay the large tax obligation that is due on other strategies.If you only believe in cash flow and basically IGNORE all other profits, you will miss the opportunity, which I fully see many of my colleagues do.
