Do not worry about the 90 day expiration on the pre-approval, that is a arbitrary number and can be renewed if you're towards the end of that timeline, don't feel like you're under the gun.

@Nick R. if you do add it as an option for quests make sure you add additional sign off paperwork that makes you not liable for the safety of the horses or anyone who comes in contact with the horses.The other option is to rent the barns and additional land out to local horse enthusiasts.

Additionally, as alluded to above, this class of property typically does not have the best clientele and comes with tenant issues that are not easily (or cheaply) solved.In summary, stick to your guns and be careful with smaller, class B/C properties in tertiary markets.
