If most of the neighborhood has Vinal floors and Formica countertops, and you put in travertine floors with granite counters, you won't get "credit" for the work above and beyond the neighborhood. 

I still do granite and all that but not high end floor, tile work,  appliances, etc.

Not every neighborhood supports granite countertops or natural stone tile floors. 

They do have new SS appliances, granite countertops and some upgrades I don't have, but I can do that if I want and up the rent too.

The kitchen has standard cabinets but does have granite counters.

In other words, are 3 bedroom houses selling for the same as 4 bedrooms, or if you are doing a rehab, do you really need to add that extra 200sf of gla, or do you install solid surface counters (Silestone, Quartz, etc), or can you get the same reaction with granite counters, etc.

If buyers want granite, hardwood floors and expensive imported Italian tile, you can't expect to get away with composite counter tops and vinyl flooring.Personally I would be much more concerned about the later if I was in a very small  market or a far away market.

Or granite counter tops better than quartz or tile, or concrete?

I know many people personally who have all the surface appearances like homes, cars, new granite stainless steel kitchens who are all neck deep in debt.
