If most of the neighborhood has Vinal floors and Formica countertops, and you put in travertine floors with granite counters, you won't get "credit" for the work above and beyond the neighborhood.

In other words, are 3 bedroom houses selling for the same as 4 bedrooms, or if you are doing a rehab, do you really need to add that extra 200sf of gla, or do you install solid surface counters (Silestone, Quartz, etc), or can you get the same reaction with granite counters, etc.

If buyers want granite, hardwood floors and expensive imported Italian tile, you can't expect to get away with composite counter tops and vinyl flooring.Personally I would be much more concerned about the later if I was in a very small  market or a far away market.
