Great job on the tremendous and fruitful project.

Not having to rely solely on investors when it comes time to cash out, and not having all your eggs in one basket/market.SFR allows me to have properties in different job markets, different school districts, and different neighborhoods all while being within in a 20 mile radius of my home.  

You have a terrific basket that will build up over the years. 

I think keeping your eggs out of one basket may be prudent. 

And stay right on top of them or in other words are members of the community were they invest and therefor has command and control .And those of you who happen to live in parts of the country were these low hanging fruit can partake successfully in this business should count themselves fortunate that these assets are so readily available to you within a 30 minute drive..I did not read anything that changed my mind that the 2% rule keeps prices from rising in any appreciable manner as value only rise's with rent increase's and rents are fairly stable in all these markets.Lastly as to class of asset being it A B C or D that is in the eye of the beholder, my C could be your D or visa versa .....Off to Milwaukee today then Chicago  Beer and Brats  Friday fish Fry, Deep dish pizza Miracle mile... should be a fun week on the road.Best to all

I'm new to the real estate world and would like to meet other experienced real estate investors and wholesalers who could teach me a thing or two about the business and hopefully for a fruitful partnership.

I tried a lot of different aspects of real estate investing, took a crash, lost it all decided to focus on one thing I did well and become exceptional at it.I always enjoyed transforming ugly houses into beautiful ones, never liked dealing with tenants.decided to put all my eggs in one basket and guard the basket.., focus on one thing.... best decision I ever made.

I know it's kind of scary to put all of your eggs in one basket, but think of it as temporary and as soon as you close hopefully you'll start earning some of that money back and be able to rebuild your nest egg?

Wont you have a more solid foundation if all you eggs aren't in one basket? 

Hi @Ken Cooper I too am a Westsider...Don't give up too easily there are deals all over Southern California, just not a lot of low hanging fruit.
