Because I do know what I consider to be the "basics of vanilla investing": I know how to underwrite a 1-4 unit property, I know how to analyze a market, I know the ins and outs of hard and private money, I know what framework of a house looks like, I can bring a SFH to the studs and back, I feel confident I can flip or BRRR a 1-4 unit in any market and find the team to do it.
