I do it by how I feel about a deal with my 20 years experience in the NNN field.

This entails building personal/working relationships with people successful in the field.

There will be a field/comment in the listing process where the Seller will include "concessions" in the list price....I don't know how this will look like exactly but my sources say that the Seller will be able to communicate any type of concessions through the listing. 

However, just when I THOUGHT I DID, often something happened totally out of left field that wrecked havoc on my predictions and analysis.  

Ever think on that, why isn't this giant commercial building with this huge open football field of a roof simply throwing up solar?

It is a long football field shape lot, with a small single family rental home on it.   

Then when you pay your mortgage every month to your mortgage servicer there is a field you can add extra every month for your escrow. that way the next year your escrow account will not have to double up to catch up. 

IE  D box septic tank leach field all gravity feed.. 

Alternatively, by getting a job and apprenticing for a real business in the field.  

You could get parents visiting college kids or out of town football fans.
