Any less psi you will have problems with thicker/quality paints and issues such as fingers.  

To OP:My opinion, as another would-be investor with a finger on the trigger and all my ducks in a row, is that these are unprecedented times and the FOMO is always very strong.

It will avoid all of the finger pointing if you cannot get the rent values that were assumed when buying the property.  

See how easy you can break them with your fingers on a sample, as this is your weak point.3.

Ray, I daon't have any advice at my finger tips, however, I'm currently trying to establish written systems and checklists for guiding myself through the process.

Tenants have been cooperative and we haven't had any hiccups since the sewer line (fingers crossed)Another big lesson learned from the property has been that small mistakes can be way more costly on SFH because there isn't more cash flow to split the costs and all SFH are on there own systems.

The problem with pointing a finger is a) at the decision making of a government entity who will have their own rules posted b) how long a time frame from close to the zone change and how long was vacant... c) what is the difference in value?
