This approach works well for wholesalers who sell deals to flippers, and flippers or realtors can benefit even more by taking the extra step to generate their own off-market leads.No one said methods like cold calling, direct mail, or Facebook/Google ads won’t help a realtor find off-market opportunities.Just a friendly thought, especially given the high costs associated with Zillow leads.

I would check out the yellowbird facebook group, it's extremely active and focused on just Jacksonville and there will be people in the group that know the areas much better than me.

It can be extremely stressful especially while your down payment is held in escrow and you're only receiving 2nd hand updates.Do you know under which circumstances you'd be able to back out of the deal and retain your deposit?

We also wouldn't recommend trying to DIY manage.Most S8 tenants will be Class C and Class C properties are extremely difficult to manage remotely!

It doesnt have info on tenant status but if that is offered on other platforms it seems like a great option to have.You'll need to cold call and follow up (mailers, calls, visits) with 1,000s of leads for the next year or so before getting a significant # of chances/appointments to convert the leads.
