Because we do value adds extracting much of our initial investment, we have achieved outstanding RE returns.

Maybe you go to base rent reduction but then add kicker for sales above X annually landlord gets bonus when business starts thriving again.There are lot  of options to extract value out of a STNL or MTNL tenant especially if the location is an A there should be many tenants wanting that space at market rent rates when things come back.
