It is a big reason my last purchases were Dec 2021 when the rates were less than half of the current rates (I purchased $4m that month that I have already made ~$1m from).  

That includes going to the bank and getting a cashiers check.Pay them at the bank, get deed notarized there, then take it to Register of Deeds and file deed.I have done this a half dozen times to keep from missing out on a great deal.For what I'm paying any risk is negligible.  

The difference between MKE and Chicagoland does not warrant the extra effort that comes with going remote.Everything gets so much more complicated as soon as you can't swing by your property after work.

I would just be spending half as much and getting half as much equity.

Make sure it can handle the extra capacity before you get too far along.

A neat feature with xfinity (no I don’t work there 😀) is the voice remote and once you have one box you can stream the service to the rest of your TVs cutting down the cost of extra cable drops. 

We kept extra bags in the bottom of the can under the current trash bag.

 - a study on rent cost compared to ownership cost shows that virtually every large city market it is initially cheaper to rent than own (I believe is was cheaper to went in 97 of the largest 100 markets)Miami and Florida have extra concerns:- insurance difficulties have resulted in large increase in insurance costs.  

I do not see a need for extra cost or tech not all of your guests will appreciate (i.e. older generations).
