There are separate entrances, and it would be incredibly easy to reformat the floor plan to make this home an up/down duplex without doing too much to alter the current lay out.Does anyone have experience with the city with this process?

All my units have keypad door entrance, so it makes it very easy for them to get in and out at their own convenience.  

It is right there at the entrance of Aldea Zama.

JT is unincorporated and administered by San Bernardino County. 29 Palms has its own entrance to Joshua Tree National Park on Utah Trail. 

Ironic that the house My dad and I live in, we are renting out the basement next month to a tenant to generate some extra income he can put towards the mortgage (Currently underwater, got f*cked by housing bubble, literally purchased house 2 years before crash) so this will indirectly give me some land lording under my belt.I did find a spot in Frederick MD that had the basement already renovated to appeal to a In-suite rental ( separate entrance and full bathroom) i could probably install a small stove and add a full refrigerator to a property like that.Looks like a single family home will definitely be my first buy

@Diane Brennan I’m not sure what the construction looks like in Denver as I’m south in The Springs but are there any split levels available with a separate entrance to the basement?

@Bruce Kozak The utility here will not participate in sub-metering, but do not care if you install your own manifold of sub-meters after their entrance.  

In addition all cutting will need to be done inside (can't setup the saws out in the driveway), which means more time spent cleaning the job site.We are just finishing a deep energy efficiency retrofit of a rental - inside is starting to look beautiful, but the outside is missing siding of one wall and the awning over the entrance needs to be build ... both of which will need to wait until the weather warms and the snow goes.
