We put a lot of emphasis on whether our client has a well thought out plan for the investment including downside risk and what they will do if their main investment strategy doesn't work out.

This deal is probably $20k-$40k in annual premiums depending on the values.An independent insurance broker, with an emphasis on commercial will be able to provide some viable options.

Elliott,  Much like you say, I was thinking about getting into Wholesaling with an emphasis on small MFRs but ultimately looking at BRRRR properties. 

I personally would put a greater emphasis on cash flow if you are looking for a first rental.
