Its ridiculous, it makes me look bad also for renting the unit to them and its embarrassing for me to have to talk to the neighbors about this.

I have a hunch many small BP investors that have lost or are losing money in one of these poorly underwritten deals are too embarrassed to say much about it but won't be return investors.  

I am a new member, but I am embarrassed to ask this question: how do I request a poster to be a colleague or be a follower?

Right or wrong, I have found that most people who get scammed are either embarrassed by their own lack of due diligence on the front end or they just want to move on to the next chapter in their life and put the past behind them. 

I want to reach sellers who have not been able to sell their properties that has been listed for a long time, those who are too embarrassed to deal with an agent due to the condition or if it is a hoarder house or other reasons (they hate agents). 

Our job is to get property at a large discount, and she recommends getting a ballpark estimate using realtor.com or trullia.com for comps, they would be good enough for a rough estimate, but the point is offer a little less than half is the rule of thumb, if you aren't embarrassed with your offer it isn't good enough.

Candidly this has been one of those embarrassing questions I didn't understand fully but was kind of worried about asking.
