They claim to charge in the "high 4 figures" - one web source says it's $4800 - to join their group and get access to their network and resources.  

Each are great strategies to access capital and each has its pros/cons for utilizing the strategy in the best way.

Being local affords many conveniences based on access and your knowledge of the area.

You buy investments and everything goes well, so you sit back on your laurels thinking this is a pretty easy gig.

The state laws (do not quote me) appear to not let these companies increase rates (or its not easy) to pick up the losses.

I'm just beginning but am considering a bigger commitment in the next five years or so by accessing some or even all retirement funds to buy a building (I'm sure people have thoughts on whether or not that is a good idea!).

And easy for us to fulfill 1031 exchanges now. 

But the thing to know is it is that is not easy to duplicate in todays market.  

This has probably been the one thing that has helped me scale my portfolio so much and so quickly within the past 6 years.So the things that I would bring to the table that a new investor wouldn’t have access to (at least at the beginning until they build their own systems and networks) would be my knowledge and streamlining of getting financing, having deal flow, using vetted and skilled subcontractors, discounted prices on materials, systems in place to find tenant buyers, and streamlined refinancing and management in placeIt is similar to turnkey, only you don’t have to put 25% down and you walk into equity and the exit is already planed and the tenant buyer gets connected with a lender upfront to help them get ready to exercise in the option within 3 years.So that is what makes this different than other models.

A lot of jurisdictions dislike density, particularly if parking is an issue and mass transit is not readily accessible.
