David, I’d be ok with the seller keeping the 10% if I didn’t have to come in with probably 20-30 k just to fix it up to make it liveable and I durable.

So i'm looking at the AC/HVAC situation and their durability, the surrounding area, the infrastructure; do i need to worry about flooding.

As someone who works as an interior designer myself (day job) there is a wide range of quality levels available and while you don’t want high end, you do want some level of durability and quality.

We do spend a bit more on more durable systems when we renovate properties, but most go with the cheapest and it shows down the road.
