As Jason Lee mentions the comps you provide (in hand, printed) will help give the appraiser confidence that the price they’re giving isn’t unrealistic, and hence they won’t get questioned about it by supervisors or homeowners

Several of my mobiles have different rents that were grandfathered in, so that helps, but several are on the same rent and occasionally someone will forget their printed deposit slip and just go to the bank and hand write one out and not put the unit number on.

I only know of this from a conversation with another landlord of an RSO because my property has no parking at all.Also, if you do separate the parking lease, be very upfront about it and don't make it seem like you are hiding it in the fine print of your advert.

It is stated on the main lease agreement in print that room rentals are not allowed unless agreed upon by the landlord in writing.

Insurance companies, and this includes umbrella policies, will deny or challenge your claim especially if the damage / claim is high and based on negligence or any fault of your's, READ your small print and don't think you are so good at landlording that accidents won't happen.

Think about working with a mailing list broker to make some suggestions.Also be sure that the list you get has been run through the National Change of Address (NCOA) so you don't waste printing a postage mailing to bad addresses.
