There seems to be "diamond in the rough" duplexes in these neighborhoods, which is really what I want.

Can you find a diamond in the rough or two, secure a contract and leverage existing income / equity into more?  

I’d rather lose a week or two or 3 than have to pay a tenant for their missing iPhone or gold chain or diamond ring that a prospective tenant snuck into their pocket.

My sister has a house free and clear off heidelbach and diamond she paid $40k cash for about 4 years ago.

Diamond Escrow services handled the paperwork since it is different than a title company closing.

The rumor is that the upstairs was basically closed off bc the insurance company didn’t want anyone from the upstairs unit pulling a mission impossible stunt to steal all the diamonds in the jewelry store.

With this unit, I feel like it was a diamond in the rough. 

There are certainly some I would not invest in but this was not one of them.This is half of the battle, being able to see diamonds while others see coal.

@Ryan Passamonti if you’re just getting started I’d recommend buying a small multi (2 or 3 family) within a half hour of where you live, just because you’ll be spending more time than you expect visiting the property for one reason or another.So I would say the best property in the best area that you can reasonably afford, reasonably close to where you live - close enough that you wouldn’t mind riding by on the way to or from your job, for example.If you’re thinking about investing in Rhode Island I’d recommend visiting one of the RIREIG meetings, for southern Mass in general I also recommend Black Diamond REI.There’s a Fall River based group that I’ve heard good things about, South Coast Real Estate Investor meetup, but I haven’t been yet myself so I can’t recommend it from personal experience.
