How is your credit history?

One work around this problem would be to request your Ex to provide you with a payment history of the mortgage payments  she has made (i.e. cancelled checks, bank statements showing the payments have been sent, etc.). 

I have done 100% financing, but with borrowers I have significant history and business relationship with, and for a piece of the profit.

rental history, aliases etc. 

Anyone who has never done a deal thinks that it's always the worst time in history to buy. 

Especially if they don't have rental history together.  

When I listed it I adjusted the rent to be a little higher than the comparables in my area, because it was one of the nicer ones in the area but I can't seem to get a renter. over the last 26 days, I have had 46 inquiries and 14 applications, of those 14 applications about 5 of them passed the background check and credit history check. some of them I could not get ahold of their employer or landlord which was a red flag for me.

What kind of rental criteria do you use, and how do you handle folks with dubious credit history?
