As a smaller investor, it's great to do all the data analysis with widely tracked metrics, but its also refreshing to hear the emotional and experiential data points from fellow investors as well.

Where I am, the legal newspapers publish probate data daily and it's online which makes it very easy.

I personally protest my own using the CMA data my realtor provides for free and have had very good success over the years.

Melissa Lapinski as far as I can tell, every county in this entire country has their very own obtuse and hard to use system for this data.

I like propstream.com mosty for deep and wide (best i;ve found) data/lists and deep dive into individual addresses. 

I haven't driven out to Manteca/Lathrop or Roseville or looked at any data on them so I would be guessing like you.  

I feel pretty good about this market as the market data shows it being solid.
