@Basit Siddiqi - I should have clarified the $50K break down:$32K for structural repair including replacing new beams, new walls, replace all ceiling joists (to get to code), stair case, peanut curb $15K for finish like plumbing, electrical, dry wall, kitchen install, bathroom install, flooring, paintThat is good advice on making a trip out to Jax.

 The curb appeal is the most important aspect of your home.

We can buy houses all day long in one of our areas for under $100K and in many cases under $50K but try that in California and you might buy the mailbox at the curb for that. 

so I guess I'm making something just not in a (in my pocket) form.. the education I received is priceless.l and still luring.In my original calculation I was going to refinance get all my HELOC cash back and start again. now with the interest close to 8 if I was to refinance I would break even  if not loosing a bit. the property is in the Midwest and I'm getting top market rent for the location. so do I keep it where I am with all my money stuck so I'm back to saving money to reinvest or do I refi. realtor estate it's value is $175-180 I think I can up that with some curb appeal. 

I would lose the awnings, they look very dated and ruin your curb appeal.

Are you just going to toss them to the curb?

You'll also have to pay for a landscaper to keep the exterior in top shape, and someone to take the trash cans out to the curb. 

At the same time we did exterior improvements to the driveways, siding and pool that's improved curb appeal.
