The idea is that once two properties are found that are identical to each other, with exception to a single element, be it the number of bedrooms or location or whatever element it happens to be, that the difference in price between the two properties can be attributed to the one differing element.So for example.

I know it has alot to do with national interest rates but comparatively my original loan (taken out around 2 years ago) was a 15 yr fixed 80% LTV @ 3.75% so my Refi should be almost identical I would assume, netting me the same or possibly even lower interest rate?
