Roommates are not great renters(we only rent to families now), finding tenants is easier after May, painting is more important than installing new countertops, and managing rentals is not that hard!

Countertops: Clean all countertops and backsplash, including edges and corners.Bathroom Cabinets: Empty all cabinets and drawers, vacuum if needed, and thoroughly wash inside and out.

New carpet, luxury vinyl plank flooring, new kitchen appliances, cabinets bought off craigslist, granite counter tops, lighting fixtures, remodeled bathroom with granite countertop and added shower stall.

Is it still possible to find something I can lightly renovate (countertops, new appliances, paint, redo a bathroom) and make some money or are all of those deals gone?

Easy upgrades: ceiling fan, kitchen faucet, shower trim/head, shower door.Kitchen countertops would go a long way!

I think I can keep the kitchen cabinets, paint them and just change the counter tops.
