If you're plans to relocate are still flexible you would have a strong case for contemplating a 1031 exchange from RI to GA depending on when you actually move.

Hello BP Family, I'm in Charlotte and the home prices have sky-rocketed so I'm contemplating purchasing investment prop. in my hometown (Buffalo, NY), Detroit, Michigan or Toledo Ohio.

I've actually been contemplating that for a little while after looking at the housing prices in the Phoenix area.

The way I look at it, when you begin, I would  not worry about setting up a separate LLC or s corp for a property management company especially if you are contemplating handing it off to someone else.

Townhouses (my understanding as meaning more than one floor) have not really entered my radar, as the lots available in my market are pretty generous square footage-wise.But I have contemplated some duplexes on a set of lots I'm eyeing. 

I am currently contemplating selling some of these properties since they are near peak in each area and would net me enough in equity profit to purchase new properties in my local area here in Florida and make more cash flow if i 1031 exchanged, which i have never done before.
