The only reason to defer the capital gain would be to reduce the tax liability in the event someone anticipated a lower tax burden/rate later on.There is also the potential that your purchasing power could be stronger in today's market than it would be in a future market and keeping that money in circulation will benefit your portfolio long term, but that is even more speculative than trying to determine what tax rate you will pay in the future, and the longer you plan to hold the resources before cashing out and paying the taxes the more speculative it is.

@Brie Schmidt Thanks for the link, but  it does say this  A real estate licensee shall not publish, circulate,distribute, or cause to be published, circulated, or distributed inany newspaper or periodical, or by mail, any matter pertaining toany activity for which a real estate license is required that doesnot contain a designation disclosing that he or she is performingacts for which a real estate license is required.A license is not required in wholesaling .

I respectfully disagree, and there are plenty of Legal Ethics Opinions circulated amongst the various bar associations in the United States which suggest that anyone who furnishes information in a setting which would reasonably be foreseeable to lead to reliance is on the hook for Unauthorized Practice of Law.

I do have some variations of the ad on CL where I list the Univ in the headline or that it's close to the hospital (darn CL you have to have a bunch of ads in circulation!).
