I agree, moving into more cash flow props is a good idea if your current investments are appreciation plays - all investing is a gamble, so it's could to play both red and black ;)

last student rental i did, 2 family, i put in whirlpool and all black. if you do not need stainless then your cheapest appliance will usually be black.

BP,     My wife and I are going through our inspection report for a two family we have an accepted offer on and the inspector noticed that there are black soot like heat streaks staining above the baseboard heat in the bedroom and living room of rental unit.
