All of a sudden Bldg Insp said we HAD to have 2 stair cases down plus an egress window to the lower flat roof & then install a fire sprinkler system.

One is wooden stair treads that are painted , the other is an older carpet.

It is a 2 floor unit and 2 of the bedrooms are accessed by a very steep stair case which cannot be rearranged (10 inch rise by 6 inch run roughly)2.

Basement, boiler room, storage, even closets and means of circulation (stairs) are not counted towards habitable square footage calculations.

Stairs without railings or that need to be repaired3.

Electrical is a bit easier to estimate conditions, but i heard some guys even put cement in pipes.

Durning that big rain storm in December the water rose from underneath the cement floor and started to flood the boiler.

We are curious, can we turn the 3 down stairs units into Assisted living units or potentially one large assisted living space(there are doors adjoining all three units)?

The deck, carport, cement pouring, sod/landscaping, etc. etc. will bring it up to $440k total investment.
