Will the source of the money cause me to get a higher interest rate than what I otherwise could qualify for?

My lease states the tenant is responsible for plumbing clogs unless the clog is caused by faulty plumbing. 

This is causing a huge influx of people moving here for jobs.

The following is in my purchase agreement and I alway get a MOC on all purchases  MEMORANDUM OF CONTRACT RECORDABLE, PERSONS BOUND AND NOTICE: Buyer may cause to be recorded, at Buyer's option and expense, in the public records of the county in which the property is located, an executed Memorandum of Contract.

I think not being in sites like this has caused me to lose my edge.

Don't just do something cause someone on a REI forum said so, really understand what it is and what you want to do. 

If there is debt on the property you run into the debt-financed property issue which can cause the rent to be treated as UBIT and be subject to the trust tax rate which increases to 37% extremely fast.

The safest bet is to try to get a variance from Union City. though clever, your combined unit lease agreement would likely cause trouble if ever scrutinized by the Tenants or the municipality. 

Whether they are section 8 or market rate, a bad tenant can cause $10's of thousands of dollars of damage really quickly.
