BTW I’m seeing more and more properties turn in my market from folks who brought in 2019-2022 and are now getting spanked big time.

I found the deal, put together all the pieces - financing, mgt, etc and my partner brought the downpayment. 

And when I wanted some extra monthly income, I brought in roommates and learned about leases. 

We did pretty well on that one, but I wish I still had it because rents kept going higher where it would have brought in a good return long term.  

Infill lots here in CA really exemplify all the times you've brought up land value. 

They were the result of the years of networking, building a reputation, having access to capital, and developing a great reputation/track record of honesty, fair play and success that brought me the deal flow those deals were part of.  

I brought proof of her having died, so that they have a reason to increase taxes and then to tax foreclose.

Purchased for 500k, I brought the deal had a friend bring the cash which was roughly 50k for the down payment and rehab.

We brought in $13,000 profits.

I have seen a few recent deals where this has worked, and favorable terms on both sides have brought the deal to a close.It is good to reach out to the owner and see where his head is at.
