In my market we have clay soils that swell and contract year round only making the issue worse.

That would definitely decrease the cash bleeding, but it seems like I will not be able to achieve positive cash flow if I refi remaining balance to 30 years under current market climate, unless the rent goes back up to $2000.

If you do not know your market at the street by street level, you will almost certainly be sold over-priced junk that will bleed you dry.

I didn’t know this and the Indianapolis heat caused the flooring to swell and buckle.

One of the main times in particular was when my daughter snagged her foot pretty good on a rusty nail  and started bleeding.  

You’re right, the properties are bleeding me.  

Most LO's are just order takers, only a very small percentage bleed real estate investing and have the unique perspective and skill set to actually be one of the most valuable members of your team and actually make you money.Best of luck!
