Insulation might keep the house cooler- radiant barrier material is cheap and can be rolled in between the joists and roof deck without much labor.

If the numbers make sense from a BRRR perspective, I would prepare a slide deck and present it to some local investors or family members.

We can do decks, paint, trim, floors, subfloors, put in vanities, caulk anything (tubs, windows, etc.), patch walls, etc.  

He just threatened my grill which is on my patio/ deck, technically a charcoal grill is illegal on patios in NYC however no one enforces it.
