@Robert Jackson I believe you will find it very hard to finance a spec build.

I believe that the Federal Reserve is going to cut rates by 25-50 bps at it's September meeting (no emergency cut), but that 30-year fixed rate mortgage rates will rise to upper 6s low 7s around the same time, and Commercial borrowing rates, including for multifamily, will increase as well.

I moved to Phoenix and have been able to scale I believe a lot quicker than if I had stayed in San Diego.

How can you possibly believe this based on your own experiences thus far in the transaction and what others, particularly what Drew who has experience in this market has told you?  

If you truly don’t believe the property will appreciate and that rents will increase faster than expenses you should NEVER buy that property.

Making sense of the deal and understanding their track record is important, of course, but I believe you should develop TRUST before you invest.
