The posts made by @Mark Kao and @Andrew Beaver are both important points.My idea would be to use the HELOC as a down payment with a Hard Money loan to purchase the MFR, then Refi after the set seasoning period.

I typically do not remove snow off of my flat roofs in the area, except on one property where the insulation is poor at the eaves and ice damming occurs along the gutters.  

I caulk the entire perimeter of the dishwasher space with silicone and create a silicone dam across the gap between rear of cabinets and the back wall or base.
