Bad part about low money programs people don't talk about, before 2022 this would not be a factor

Yeah I have some friends that have properties they hold in New Orleans and have heard the good and the bad.

Before the income subject to UBIT is calculated you can depreciate and deduct expenses and losses on that portion of the income so generally it's not as bad as people think. 

You get so much wealth and start getting older you enjoy the business but focus on quality of life more and memories. 

I've been trying not to reply to so many posts about this, but also need to watch out for rookies to save them from losses.The other thing I don't like is that so many folks interested in this usually have very little extra capital and could lose some or all of their "extra" capital on a bad wholesale deal if they made one mistake. 

How bad is the insurance, how high are the property taxes, is there an Hoa, etc etc. 

Regular tenants may have more of a support system when they have bad financial luck.

Best estimate is bad tenants are out near year's end.

It's not a bad strategy, especially if you live in a lower-priced area with a good rent-to-purchase price ratio.
